We're excited you're thinking about making 290 Lumpkin home! Here's how to apply:

1. Start your application using the student's own email address.
2. Add your guarantor to your lease as you fill out the application. They'll get an email invitation from Propper to complete their section.
3. Pay and submit. The $100 application fee is paid at the end, just before you submit.

• Application fee: $100, one-time. Paid when you submit your application; covers screening for all applicants, including guarantors.
• Administrative fee: $150, one-time and non-refundable. Due by the start of your lease. An unpaid admin fee can delay move-in.
• Security deposit: one month's rent. Due once your lease is approved and before move-in day.

Your deposit is refundable at move-out, minus any lawful deductions. It's separate from rent and can't be applied toward monthly payments.

If you don't meet the qualifying criteria on your own, you'll likely need a guarantor.

• Your guarantor signs a separate guaranty agreement.
• They're fully responsible for all obligations under the lease.
• They complete their section online through an email invitation from Propper.

• At least one member of each household must be enrolled as a part-time or full-time student.
• Non-student household members are welcome to live with them.

Yes! You have two options:

• Request roommates: name the people you'd like to live with.
• Roommate matching: don't have roommates in mind? We'll pair you with other residents.

Yes. You may cancel free of charge within 72 hours of signing, as long as:

• No rent has been paid, and
• No keys have been issued.

• Lease term: August 10, 2027 through noon on July 24, 2028
• Shorter terms: not offered
• Renewal: leases do not automatically renew

Move-in for the 2027-2028 lease term begins on August 10, 2027.

Your lease is a total amount divided into 12 equal monthly installments. For example, a two-bedroom Cypress lease of $19,500 is 12 installments of $1,625.

• First installment: due on or before August 1, 2027
• Last installment: due July 1, 2028
• Due date: the 1st of each month
• How to pay: through the online Resident Portal (no cash; online payments may carry a transaction fee)
• Late fee: 10% of monthly rent if not paid by 11:59 PM on the 5th

290 Lumpkin offers three apartment types:

• Studio: Sage, Indigo, and Camellia
• One bedroom: Laurel, Boxwood, Poplar, Holly, and Evergreen
• Two bedroom: Cypress, Hickory, Cedar, Willow, Magnolia, Sycamore, Maple, Myrtle, Elm, and Pine

Yes! Every apartment comes fully furnished, and the furniture is built into your rent.

290 Lumpkin is also the new home of the UGA BCM.

Your monthly installment includes:

• High-speed Wi-Fi
• Fully furnished apartment
• In-unit washer and dryer
• 55" mounted TV
• Water and wastewater
• Trash and recycling

• Electricity: sub-metered and billed monthly by a third-party provider, based on your usage plus a share of common-area service
• Liability coverage: required (see "Do I need renter's insurance?")

Utility billing fees:

• $5 monthly administrative fee
• $25 late fee if a bill is unpaid after 30 days
• $25 if a bill has to be moved to your Resident Portal

Optional add-ons:

• Parking: $125/month
• Pet rent: $35/month, plus a one-time, non-refundable $300 pet fee

Renter's insurance isn't required, but every resident must have one of the following:

• Liability insurance that names the property owner as an additional insured, or
• Our Damage Waiver for $15/month, which covers up to $100,000 in accidental damage to the property

Please note: the Damage Waiver is not insurance and doesn't cover your personal belongings. We recommend renter's insurance to protect your own things.

Yes! Resident parking is available in our onsite parking deck.

• Rate: $125/month, added to your monthly rent
• Availability: spaces are limited, so reserve yours early

Yes! 290 Lumpkin is a pet-friendly community.

• Approval: sign an animal addendum, which must be approved by the property manager
• Pet fee: $300, one-time and non-refundable
• Pet rent: $35/month

Pets without a signed and approved animal addendum are subject to a $100 fee plus $10 per day.

Yes, as long as space is available and management approves the switch in writing.

• Different apartment: $500 transfer fee
• Within the same apartment: $300 transfer fee

Your rate may change depending on the floor plan you choose.

You have two options:

• Relet: someone takes over the rest of your lease. Requires written management approval and a $500 relet fee.
• Early termination: early termination fee of up to 100% of your highest monthly rent.

• Maximum at one time: 10 people in your apartment
• Overnight guests: no more than 3 days in a row, and no more than twice a month

No. 290 Lumpkin is a smoke-free community, and smoking of any kind is not permitted.
